A bi-lingual long-term contract will be prepared to ensure all aspects of the agreement are understood and each party are fully aware of all aspects of the commitment. This contract is signed by both parties prior to commencement of the rental agreement.
The standard long-term contract here in Spain is 11 months, however, contracts can be renewed with the agreement of both parties.
For long-term rentals the tenant is responsible for their use of electricity, water, gas, swimming pool maintenance (if applicable), garden maintenance (if applicable), internet (if required) and insurance for personal belongings. The owner of the property is responsible for paying IBI (rates), basura (rubbish collection) and house insurance.
To secure your chosen property we require a €500 deposit. This deposit will then be held as part of the security bond (1.5 month's rent) and is fully refundable on termination of the agreement, subject to a satisfactory inventory/damage check and payment of any outstanding utility bills and rent.
The rent will be paid one month in advance, with the first months rent being paid in full, at the commencement of the rental contract, along with the agency contract fee of €480. For contract renewals a fee of €85 will be charged.
